​​HOW DO I RENT AN APARTMENT?

Do you Have Parking?

Yes. We have the following parking options:
  • Surface parking stalls for $140 per month 
  • Underground parking stalls for $175 per month (based on 12-month lease)
We also rent parking spaces for motorcycles at $75 per month.  Scooter parking free for the first eight scooters registered ($35 per month after eight scooters registered.  Bicycle (pedal only) parking is free underground.

All parking spaces are leased on a first-come-first-served basis.
​Can I share a bedroom?
We do allow shared bedrooms in most apartments.  Please check under PRICING + AVAILABILITY for specifics.

For 2-bedroom, 3-bedroom, and 4-bedroom apartments:

A $125 extra monthly charge will be added to the base rent for each shared bedroom.

For 1-bedroom apartments:

A $50 extra monthly charge will be added to the base rent for two tenants. 
Which utilities are included?
Heat, cable TV, internet, and trash removal are included in rent. There is a $20 monthly charge per person (tenant) for water & sewer.

​Electricity charges are the responsibility of the tenant.  Please set up your billing account directly through Xcel Energy within 24 hours of your move-in date.
​What furniture is provided?
We provide the following furniture:
  • One bed and chest of drawers per tenant in bedrooms
  • Couch, chair, and coffee table in all living rooms
  • One bar stool per tenant in kitchens with breakfast bars / small table and two chairs for all studio and one-bedroom apts
Any unwanted furniture can be removed prior to move-in via a furniture inventory form (furniture requested form). 
All tenants must furnish a waterproof mattress encasement if a mattress is provided by 1301 University. 
Furniture depicted in building photos may be different than furniture provided.
What is the length of a lease?
All leases are twelve (12) month leases — September 1 through August 22 (12:00noon).
How much is the security deposit?
Security Deposits are one-half (1/2) of a months rent.  They are returned within 21 days after move-out. 
Are pets allowed?
Unfortunately we do not allow pets of any kind.
are laundry machines located in-unit or in common area(s)?
1301 University has nice common area laundry rooms on each floor with high-end / commercial washing machines and dryers.  Here is info regarding pros / cons of in-unit laundry vs. common area laundry rooms.

What does in-unit laundry mean?  In-unit laundry means that the apartment unit comes with a washer and dryer installed. In-unit washers and dryers are for use by the tenant living in that unit; no other tenant has access. They are appliances the building owner provides, just like a refrigerator, stove, or dishwasher.
In-unit laundry: the pros  You might feel like you’ve hit the rental jackpot if you score an apartment with in-unit laundry. Here are the advantages:
  1. Immediate availability: You can run a load of wash whenever you want and don’t need to leave your apartment. You can quickly put a load in to get after a stain and get your laundry going during commercial breaks while watching TV.
  2. Proximity: You don’t need to walk down a hallway to the laundry room.
In-unit laundry: the cons There are disadvantages to in-unit laundry:
  1. Higher rent: An in-unit laundry is considered an amenity, and you can expect to pay more rent. In some areas, in-unit laundry will add about 10% to your overall rent.
  2. Noise: Typically, the In-unit laundry is very close to the living space and thus likely to be annoying watching tv or reading while in use.
  3. One load at a time:  One can only do one load of laundry at a time, thus roommates will have to wait.
  4. Increased utility costs: In-unit laundry will add to your utility costs for water and electricity.  Most in-unit laundry machines are small / residential machines with small laundry load capacity and inefficient, thus costing more to wash and dry clothes compared to large commercial laundry machines. 
  5. Decreased storage: In-unit laundry is typically housed in what would otherwise be a closet area, reducing closet space for storage.
  6. Risk of flood or other malfunction: If the washer malfunctions, you could have water, soap, and grime leaking all over your apartment and apartments below; an electrical issue could cause a fire hazard or accidental mold growth.
  7. Increased maintenance and repairs: If your lease specifies, you may be responsible for the maintenance and repairs of laundry machines in your unit.
  8. More cleaning responsibilities: You will be responsible for cleaning the washer and dryer to keep them in good working order.
