General Leasing Information
Occupancy Guidelines
Occupancy at 1301 University is limited to tenants who are on a signed lease with 1301 University.
Age Requirements
Must be eighteen years of age or older at the time of lease signing.
Employment and Income Requirements
Applicant’s or Sponsor Guarantor’s Monthly Gross Income must be at least three (3) times the lease rate. Applicant or Sponsor Guarantor must have a minimum of one (1) year of continuous employment history at current position.
Housing History
Management screens applicants based on ability to pay and available income to pay rent and other charges owed under the lease. A monthly gross income of three times the rent is required. Applicants that do not have income equal to three times the rent are given the opportunity to provide a record of timely payment of rent at a prior rental residence that is similar to the obligation resident would have under the apartment applied for at 1301 University. An applicant seeking to request that their application be screened and reviewed on this basis must provide to Management a copy of applicant’s ledger at a rental property for a period of at least 12 months prior to the application date for Management to review a record of timely payment of rent, and to determine if the prior financial obligations of applicant were similar to the prospective rent that would be due under the lease for 1301 University where approval of an application is sought.
Credit History
If a credit check is done, we conform to the most stringent requirements allowed under Title 12, Chapter 244 of the Minneapolis Code of Ordinances relating to Housing.
Criminal Background Checks
1301 University may perform a criminal background check on prospective tenants. Applications will be rejected based on the most stringent requirements allowed under Title 12, Chapter 244 of the Minneapolis Code of Ordinances relating to Housing.
Any such offenses shall be grounds for denial of the application or termination of the lease should such offense occur after the approval of the initial application. Please note that this requirement does not constitute a guarantee or representation that residents or occupants currently residing in our community have not been convicted of a felony or are not subject to deferred adjudication for a felony.
Fair Housing
1301 University adheres to the fair housing principles and requirements of the Minneapolis Civil Rights Ordinance, the Fair Housing Act, and the Minnesota Department of Human Rights Act. 1301 University will not discriminate against any person based on any protected class status including race, color, creed, religion, national origin, ancestry, sex, sexual orientation, gender identity, familial status, disability, marital status, emancipated minor status, status with regard to receipt of public assistance or as a participant in rental assistance program or a requirement of such program.
